Commercial floor stripping & waxing
Hard floors are the largest surface in your building and the first thing an auditor, client, or insurer notices. This is the process we run on VCT and sealed hard floors in Central Texas warehouses, plants, and offices — the full strip-and-wax sequence, how often each area actually needs it, and how to make the finish last twice as long between cycles.
The eight-step strip and wax process
Skipping any one of these is why a floor peels, hazes, or dulls within a month. Steps 5 and 8 are where most jobs go wrong.
Identify the tile type, existing finish build-up, and any moisture or subfloor damage. Mask baseboards, cover outlets and equipment, and set wet-floor signage and a traffic plan before a drop of solution hits the deck.
Dust mop, then deep scrub with a neutral cleaner to lift loose grit. Grit left on the floor gets ground into the new finish and dulls it within weeks.
Flood the section with a diluted stripper and let it dwell — do not let it dry. Work in sections small enough to finish before dwell time expires, typically 300–500 sq ft in a warm plant.

Wet-vac the slurry, then rinse twice — the second rinse with a neutralizer. Any stripper residue left behind will keep the new finish from bonding and cause peeling in 30–60 days.
One to two coats of sealer on porous tile. Sealer fills the pores so your finish coats build gloss instead of soaking in.
Four to five thin coats of commercial floor finish, 20–30 minutes of dry time between coats, edges kept a few inches off the wall on the first coats to prevent buildup.
Foot traffic after roughly 4 hours; carts, pallet jacks, and scrubbers after 24–72 hours. Returning heavy equipment early is the single most common way a fresh finish gets ruined.

Safety and slip resistance
- Slip resistance: specify a finish with a documented wet static coefficient of friction of 0.5 or higher — gloss and safety are not a tradeoff if the product is chosen correctly.
- Scheduling: strip and wax on a weekend or shutdown window; the area must stay out of service through the cure, not just the application.
- Ventilation and PPE: stripper is caustic. Crews work in gloves, eye protection, and slip-resistant boots with airflow moving out of the space.
- Signage and barricades: wet-floor signs alone are not enough in an active plant — physical barricades and taped-off walkways are.
- Documentation: a dated log of each strip, recoat, and burnish protects you in a slip-and-fall claim and proves the maintenance program to auditors.
Extending floor life between strips
Stripping is the most expensive and most disruptive thing you can do to a floor. The goal of a maintenance program is to do it less often, not more cheaply.
- Walk-off matting at every exterior door — 15 feet of matting stops most of the grit that abrades finish.
- Daily dust mopping before any wet work; grit is abrasive, water alone just moves it around.
- Scrub-and-recoat at the halfway point instead of waiting for a full strip — it costs far less and doubles the interval between strips.
- Burnish on schedule to re-level micro-scratches before they become traffic lanes.
- Fix subfloor moisture first: finish will not bond over a slab that is wicking, and you will pay to redo it.

Floor care questions
How often should commercial VCT floors be stripped and waxed?
Most Central Texas facilities strip and refinish once every 12 months, with a scrub-and-recoat at the 6-month mark. High-traffic warehouse aisles and receiving areas often need a full strip every 6 months. If your finish looks grey and flat rather than scratched, you likely need a recoat, not a strip.
What is the difference between stripping, scrub-and-recoat, and burnishing?
Stripping removes every layer of finish down to bare tile and rebuilds it. A scrub-and-recoat removes only the top worn coats and adds two fresh ones. Burnishing uses a high-speed machine to re-level and polish the existing finish. Running the cheaper two on schedule is what lets you strip less often.
How long does the floor have to stay out of service?
Plan on the crew being on site overnight or through a weekend shutdown. Light foot traffic can resume about 4 hours after the last coat; carts, pallet jacks, and auto-scrubbers should stay off for 24–72 hours so the finish cures hard.
Does a glossy floor make the surface slippery?
Not by itself. Slip risk comes from the finish's coefficient of friction and from contamination like water or oil, not from gloss level. We use finishes rated at 0.5 or above wet, and we recommend matting and a spill-response plan alongside the program.
